However, unlike the UK where even internal layout is regulated by building control, in France the only concern of the authorities is any major changes to the external fabric and given the beauty of this property there have been no major changes proposed, and few works are required to the exterior. The internal layout is at the discretion of the purchaser and although the current plans show the proposed layout, the barn would lend itself to many permutations including a very open plan style if desired. |

The barn and grounds are completely private and not overlooked. |

The property is situated in a small hamlet of around 6 properties spread over ½ a mile, near the village of Bassercles on the border of the Pyrénées Atlantiques (64) and Landes (40) departments. There is a traditional French auberge (bar and restaurant) about 10 mins walk away, and from here there are stunning views of the

There are also weekly flights from Bristol to Pau and twice weekly flights from Birmingham to Biarritz which is around 1 hours drive away, these also with Ryanair.

The property is in a basic condition and presents very much a blank canvas. The roof will need to be overhauled along with provision of services and internal partitions. A water supply already exists. Some prices are available for these works and I will be pleased to assist intending purchasers with local contacts and copies of prices already received. This is very much a development opportunity but with the potential to create a stunning detached home in the middle of quite and beautiful countryside, and where on a clear night a stunning view of the stars can be see from your own garden. Attached are some photographs of the barn and the grounds, along with our own property to give you a flavour of the local area. |
